Questions about rooting , s-off and bootloaders (CM 12.1) HTC ONE M7

What will i get after i follow every single instruction from this page.

I have a stock M7(kitkat) i am planning to install cyanogenmod 12.1 to get android 5.1.1.

Now my question, i now have the :
HTC Sync manager(for windows 7 drivers of phone)
minimal_adb_fastboot.exe
cm-12.1.zip
twrp-2.8.7.0.img

What i am planning to do:
1. I installed fastboot and adb to my windows 7 pc.
2.Put the usb debugging mode on , get the identifier token.
3.Go to htcdev website to get bootloader unlock key.
4.install twrp recovery image.
5.install cm12.1 .zip while in twrp recovery.

Now the main question , what will my device end up into will it be root , s - off and bootloader unlocked?
I dont want to brick my phone ,what i want is to unlock everything and get super administrator rights to modify everything i want without getting bricked i want to flash radio , splash screen everything i can do without restraints
